You might need fire doors and smoke alarms, but unlikely to need means of escape, sound proofing, double showers etc. Thing with a student rental is that the reception areas on ground floor become bedrooms, so a three up, three down ends up with 5 letting rooms. It is also perfectly normal for 48 week rentals, rather than the 36-38 weeks of past times. So a family home rented to a family gets say £750 pm (£9k pa), the same house in the student world gets £1300 a month.
