I've had three round this week to value the house etc and give me there spiel, all twunts as far as I'm concerned, with the exception of the female agent but the dog didnt like her ..... so far house been valued about the same-ish with all three, fee the same etc Link to comment Share on other sites More sharing options...

The one that tend to sell more prestiage, higher value property. Or you could sell it yourself, I sold Mum's house in 2 months via a web site build, a few local paper adverts and a few postcards in shops local to the house for sale. Also ring as a prospective customer to see how your enquirey is dealt with by each agent. I found huge differences in the way in which i was dealt with by them when wanting to buy a house. Also make sure you read the documents as not all agents are 'no sale - no fee' as some have clauses that allow them to charge you if you sold it yourself to a friend, etc. Link to comment Share on other sites More sharing options...

Me too.... only ever had dealings with one estate agent but had many quotes and chats with others...... think I took 1 years and 7ish months to realise it wasnt going to sell. Yes you heard right... they valued the place and thats the only bit of work they did...... as far as im concerned......... at one stage I had the price reduced by £15,000 under their valuation and still diddly squat.Just be careful who you go with and always shop around, read the small prints and get out charges etc. Riz Link to comment Share on other sites More sharing options...

They might offer a slightly lower asking price, but if they are selling, then it beats having the place up for sale for months with no punters at a higer price. We went with the agent with the highest amount of sold board up. Worked for us. Many bods are still for sale with a high price BUT we sold and moved and they are still £30K over priced with no movement after more months. Don't forget to haggle on the commission. mb Posted September 17, 2009 Report Share Posted September 17, 2009 I was lucky & chose the one that my friends who were buying houses said was most pro-active & kept pestering them (ie not necessarily the one you would want to buy a house from but the one most likely to sell my house). The key thing I found was they need "managing" so stay in touch & insist on feedback after every viewing so you know why people not buying to see if want to address or not eg mine was lack of back garden as was a cortyard but no-one said considered over-priced so just had to wait until someone who wasn't so keen on gardening came along... Before the 2nd viewings I arranged to meet EA before hand so could show all the "extra" features of the house which one appreciated whilst the other (both same firm) thought he knew everything so was pleased the one who took the trouble to listen got the sale ! Tipex Posted September 17, 2009 Report Share Posted September 17, 2009 (edited) As said, don't always go for the agent who says they can get the highest price for you, it's a classic move overvaluing a property to get it on their books, where it will stay untill the price is reduced to the correct amount. An overvalued property will get no viewers, and hence no sale, an undervalued property will have people out bidding each other up to your asking and beyond sometimes, there are never any 'bargains' in the property world, properties always sell for what they are worth. I'd avoid nearly all of the big chains, as they will mostly be the sort of suited morons with no real experience but lots of pater that swan around in the company Mini thinking they are the bees knees. Go with an independent of long standing, that knows the area well, if they are polite, friendly and professional to you, then they will be to potential buyers too. And most importantly, if you simply don't like them, don't use them, you need to build a good relationship with them and speak to them regularly to make sure your property stays forefront in their minds and gets shown to people.
